Benchmark Report

The Eislen Benchmark Report – conducted three times annually – extends surveyed properties to include the fully, 50+ unit, property universe.

Activity reporting includes the three segments composing the full apartment industry definition of the term Market: Rental Market Conditions; Investor Activity; and New Development. Reporting quantifies change in:

  • Employment
  • Single–Family housing status:
    • Affordability
    • Inventory additions
  • Public Transportation (light rail; freeway) changes / plan
  • Apartment activity, illustrated among four rental household categories:

Development Market – Reporting of period-to-period, and year–to-year apartment completions - by submarket, and by property category:

  • Most–active developers;

The Eislen Benchmark Report summarizes results in detail of a three–times-annually survey conducted of the full 50+ apartment market–rate apartment universe. Rental surveys are conducted as a renter. Where a property cannot be reached after five attempts, rents are "recycled", based on prior knowledge of rental rates within the surveyed property, and the property's competitive cluster.
