Find a specific property

    Whether or not the name or address of the property to be reviewed is known, a Spotlight search applies.

    When a property's name is not known, only a general idea about the property (i.e. you know the street name and direction - east, west, north, south - and/or the property's approximate size) is known, your search can be narrowed to a few choices.

Develop a list of properties conforming to a particular definition - type, size, age use restrictions.

  • A Clouseau search will select-out all properties of a particular geographic area; property size; improvements rating; location rating; and/or property age, list, then map, them.
  • The Calibre report provides a more discrete range of options under which sorting can identify, list, then map properties incorporating certain specific physical characteristics. As example, selection by property size, property age, designated submarket, and such characteristics as: Market rate, versus subsidized; rentals; type of laundry facilities; unusually attractive location; (i.e. golf course); and a broad range of other classifications allowing a search to be narrowed to a list of properties matching only the selected criteria.
  • A Sweep report lists properties based on capitalized operating income, with income defined by user-selected parameters.

List all properties located within a submarket/city

Area ownership can be accessed under several formats:

  • An Elements search provides property names and addresses, and owner names and addresses, listing properties in order of size - smallest to largest - within a selected submarket. A search lists completed properties, and properties in-process of being added to inventory.
  • An Illuminator search lists completed submarket properties in order of size, completion date, and location and improvements rating.
  • A Compose search illustrates completed submarket inventory composition by property type - referencing improvements rating, location rating, age, and/or property size (in units) within a specific range.

Determine a subject property's competitors

A subject property's competitors can be illustrated through:

  • A Ferret search, providing a complete listing of a subject property's competitors according to user-designated definitions regarding the property type felt to be most comparable.
  • An Orbit rent survey extends to providing a competitive rental rate comparison to a subject property within a (user-selected) one-to-five mile radius. The Orbit search also incorporates user-defined selectivity among properties judged to be most comparable to the subject property.

Identify a market's highest performing properties

  • The Prime search will search out, list, then map up to the top 25 rents of a particular unit type within a selected area. Rents selected as Market (as opposed to Actual) will provide the most accurate comparison results. Search is by city, submarket, or a grouping of selected submarkets, and can be limited according to property age, improvements, and location rating.
  • A Clouseau search summarizes a market's most attractive, best located, properties by searching out the highest rated properties (by improvements rating), occupying the highest rated locations.

Locate underperforming properties

Underperforming properties are illustrated by two report formats:

  • Asset Manager relates individual property rental rates, by unit type, relative to other submarket properties. Reference to property age, unit size, and property improvements rating in relation to rents provides basis for comparing a property's operating status relative to submarket competitors.
  • A Prime rental rate summary will search out, list, then map up to the bottom 25 rents of a particular unit type within a selected area. Rents selected as Market (as opposed to Actual) will provide the most accurate result. Search is by city, submarket, or a grouping of selected submarkets, and can be limited according to age, improvements, and location rating.
