Subscribers access an array of customizable information for properties of 50+ units in size – either a single market subscription, or in multiple markets. Pierce-Eislen proprietary technology allows subscribers to fully familiarize themselves with information concerning a single property, or compare several selected properties in context.
Information includes thorough descriptive information concerning any specific apartment property:
- Rental history by unit type
- Property Characteristics – unit mix, unit sizes, photographs, prior sales...
- Apartment properties currently under construction,
- or in the planning process.
- Property sale history
Pierce-Eislen's Context® rating system is the commercial real estate industry's only standardized statistical scoring model, assigning separate rating to real estate improvements and property locations. As example, search can be initiated by an interested party for all A+ properties in Phoenix and then compare those properties to one another. This "graded index" system allows a subscriber to "drill down" when scrutinizing properties. A Context® rating references 12 variables in determining property improvements; twelve additional variables are considered when determining location ratings.
Eislen Reports
With the launch of its newest Internet research tool, the Eislen Reports (June 2008), Pierce-Eislen began to provide subscribers unprecedented access to detailed, high-level market information not previously made available by apartment information providers. Unlike information industry competitors, Eislen Reports illustrate monthly change in market conditions; competitors typically provide information, quarterly. Pierce-Eislen's on-demand access is critical to decision-making related to buy/sell/hold strategies; more particularly in markets tending toward a high degree of volatility.
Eislen Reports supplement Pierce-Eislen property-level reporting, addressing evaluative needs as:
- Topline – A monthly activity report of market change relating to rental, investment and development market segments, illustrating market direction exhibited among each.
- Benchmark – An enhanced format of the Topline report in a three-times-per-year, full-market base survey.
