Apartment Brokerage

You have indicated your primary interest as apartment brokerage. We support that activity with:

Owners of properties of a particular type, suitable to an investor prospect’s specific parameters, based on…

  • Rental household position – Discretionary (renters by choice); High Mid-Range (double-income-no kids); Low mid-range (teachers, office workers, technical workers, policemen, firemen…) or; workforce – principally blue collar households.
  • Property: Size; age; type (garden; mid-rise; high-rise);
  • Properties subject to eligible rental household restriction – transitional, fully affordable, student, military…;
  • Identity of portfolios held by a single ownership

  • Lenders with distressed loan portfolios;
  • Owners in distress, with need for assistance in circumventing foreclosure: Properties acquired during the 2005-2007 period, and still held by the acquiring investor;
  • Trustees responsible for sale of distressed properties in bankruptcy, or in foreclosure;
  • Special Servicers responsible for CMBS loan oversight, and loan parameters in place;
  • Fractured condominiums, and;
  • Developers of properties still subject to an unsupported construction loan, and loan/lender information.

Complete property detail on all properties of 50+ units in size, and each property’s rental environment

  • Photographs, unit mix, rent history, prior sales, characteristics, location map, aerial photographs.
  • Identity of properties included in a subject property’s competitive cluster, and the ability to compare how the subject property’s rental rates compare with its most direct competition.
  • Improvements and location ratings, defining a property’s status within the rental market – discretionary renters, double income, no kids households, grey collar (office workers, technical workers, policeman, fireman…) households, and workforce (blue collar households).
  • Key employers (250+ employees) within a property’s served area, one, up to a five, mile radius.

Assessment of General market conditions, by submarket, within the apartment market’s three principal activities:

  • Rental Market Conditions – Rental rate trends; concessions participation trends.
  • Development – Properties under construction, and properties in planning and pre-planning.
  • Investor activity – Who is buying; who is selling; Recently completed sales, or sales completed within a select period – by property type, or geography.
