- Improvements and location ratings, defining a property’s status within the rental market – discretionary renters, double income, no kids households, grey collar (office workers, technical workers, policeman, fireman…) households, and workforce (blue collar households).
- Key employers (250+ employees) within a to-be-developed property’s served area, one, up to a five, mile radius.
Assessment of General apartment market conditions, by submarket, within the apartment market’s three principal activities:
- Rental Market Conditions – Rental rate trends; concessions participation trends.
- Development – Properties currently under construction, and properties in planning and pre-planning.
- Investor activity – Recently completed sales, or sales completed within a select period – by property type, or geography.
