Apartment Development

The ability to accurately assess a site’s competitive environment – existing apartment inventory by:

  • Rental household position – Discretionary (renters by choice); High Mid-Range (double-income-no kids); Low mid-range (teachers, office workers, technical workers, policemen, firemen…) or; workforce – principally blue collar households.
  • Property: Size; age; type (garden; mid-rise; high-rise);
  • Properties subject to eligible rental household restriction – transitional, fully affordable, student, military…;
  • Identity of property ownership

Complete property detail on all properties of 50+ units in size, and each property’s rental environment

  • Photographs, unit mix, rent history, prior sales, characteristics, location map, aerial photographs.
  • Identity of properties included within a subject site’s competitive cluster, and the ability to compare how the planned property’s rental rates will compare with its most probable direct competition.
  • Improvements and location ratings, defining a property’s status within the rental market – discretionary renters, double income, no kids households, grey collar (office workers, technical workers, policeman, fireman…) households, and workforce (blue collar households).
  • Key employers (250+ employees) within a to-be-developed property’s served area, one, up to a five, mile radius.

Assessment of General apartment market conditions, by submarket, within the apartment market’s three principal activities:

  • Rental Market Conditions – Rental rate trends; concessions participation trends.
  • Development – Properties currently under construction, and properties in planning and pre-planning.
  • Investor activity – Recently completed sales, or sales completed within a select period – by property type, or geography.



All supported by a comprehensive series of reports.
